For Sellers

Selling Your Home Starts With the Right Strategy

Selling a home involves much more than putting a sign in the yard and listing the property online. Pricing, preparation, marketing, timing, negotiations and the terms of an offer can all affect the outcome.

With more than 30 years of real estate experience, Property Choices Real Estate helps Connecticut homeowners understand their options and make informed decisions throughout the selling process. Every property and every seller's situation is different, so our approach begins with understanding your goals.

Preparing Your Home for the Market

Not every home needs extensive repairs or updating before it is listed. Before spending money, it makes sense to determine which improvements may help your particular property—and which may not be worth the expense.

We can walk through your home with you, discuss its condition and marketability, and help you decide what should be addressed before listing. Sometimes relatively simple preparation can make a meaningful difference; other times, selling the property in its present condition may make more sense.

Pricing Your Home

An effective pricing strategy begins with understanding the local market. We review recent comparable sales, current competition, property condition, location and other factors that can influence a home's market value.

The goal is not simply to choose a listing price. It is to position your property appropriately for the market while helping you understand the information behind the pricing recommendation.

Marketing Your Property

Once your home is ready for the market, we'll develop a marketing strategy appropriate for the property. This may include professional photography, Multiple Listing Service exposure, online marketing, showing coordination and other methods designed to present the property effectively to prospective buyers.

As offers are received, we'll help you evaluate more than just the purchase price. Financing, contingencies, proposed closing dates and other terms can be important when comparing offers and deciding how to proceed.

From Contract to Closing

Accepting an offer is an important milestone, but it isn't the end of the transaction. Inspections, appraisal, financing, title work and other issues can arise before closing.

We stay involved throughout the transaction, helping coordinate the real estate process, communicate with the parties involved, and address issues that may arise along the way.

What Is the First Step in Selling a Home in Connecticut?

The first step is understanding your property's current market position and developing a selling strategy based on your goals, timing and local market conditions. A comparative market analysis (CMA) can help evaluate recent comparable sales, competing properties and other factors that may influence your home's potential market value. From there, we can discuss pricing, preparation and marketing before you decide how—or when—to proceed.

Thinking About Selling?

You don't need to have everything figured out before contacting us. Whether you're ready to sell now, considering a move later, or simply wondering what your property might be worth in today's market, we're happy to have a conversation about your options.
